Assistant Project Manager (Land Development)

Our Client, a leading homebuilder in Florida, is seeking an Assistant Project Manager for their Land Development Dept in Daytona Beach. This role offers exposure to large-scale residential community development and entitlement processes across multiple Florida markets.

As an Assistant Project Manager, you will assist with the day-to-day management and oversight of land development projects at various stages, while partnering with internal teams, consultants, contractors, and local agencies to support project execution.

This position works under the guidance of senior development leadership and provides valuable exposure to all phases of land development.


Key responsibilities:

- Assist with permitting and development projects, including coordination with consultants, contractors, and local governments
- Support the creation and tracking of project budgets, schedules, and feasibility analyses
- Solicit, review, and evaluate bids and proposals from consultants and contractors; provide internal recommendations
- Assist in monitoring project schedules, milestones, and goals
- Participate in Architecture Review Board (ARB) meetings to align planning, construction, and aesthetic objectives
- Help identify consultants and assess permitting, entitlement, scheduling, and material risks
- Support oversight of the permitting and entitlement process, including attending key meetings with officials as needed
- Assist with construction bid, award, and contractor selection processes
- Attend construction meetings and visit job sites to evaluate progress
- Manage invoices and track project expenses
- Represent our client on Homeowner Association (HOA) and Community Development District (CDD) Boards as needed

Required Skills

QUALIFICATIONS:

- 3-5 years of real estate land development experience, including at least 2 years in project management, real estate transactions, architecture/engineering, or infrastructure construction management
- Ability to read, analyze, and interpret architectural and engineering plans
- Strong organizational skills with a high level of attention to detail
- Demonstrate a stable work history
- Excellent written and verbal communication skills, with the ability to work cross-functionally and with community stakeholders
- Commitment, tenacity, and accountability to help deliver projects on time and within budget
- Willingness to travel to job sites
- Quick learner with a desire to grow into increased leadership responsibilities
- Experience with Community Development Districts (CDD) is a plus
