Project Manager

Our Client is seeking a Project Manager for the Land Development Dept in Daytona Beach.

The Project Manager will be responsible for exercising discretion and independent judgment by assisting with the management and oversight of projects at various stages of land development, including due diligence, design development, entitlements, budgeting support, design and construction oversight through project closeout. Duties include but are not limited to the following:
A. Assist with the day-to-day management of both permitting and development projects including interfacing with consultants, contractors, and permitting agencies/local governments
B. Assist in the creation of project budgets and schedules, evaluate potential sites, and assist with providing recommendations on site feasibility and efficiency opportunities
C. Solicit bids/proposals from consultants, evaluate and make internal recommendations on consultant selections
D. Assist with oversight of project schedules and goals
E. Attend architecture review board (ARB) meetings (both internal and external as needed) to align ICI Homes goals with the planning, construction, and aesthetic goals of the relevant Phase and/or Community
F. Help to identify appropriate consultants to determine permitting/entitlement requirements for proposed sites and assess any schedule, materials, or other risks to the project
G. Assist with oversight of permitting/entitlements process; as necessary, attend key meetings w/ building or other officials needed to obtain project permits
H. Assist with management of construction bid and award process, including issuing RFP, reviewing bids, and recommending contractor selection
I. Attend regular construction meetings, visit construction site to assess and ensure construction progress on-site
J. Manage project invoices and track expenses
K. Represent or act as the liaison (and its affiliates) on HOA and CDD Boards as needed
L. Attend Homeowner Association (HOA) and CDD meetings as needed. Please reach out to Elite Technical for further information if interested.

Required Skills

QUALIFICATIONS:

A. Minimum of 3-5 years of real estate development experience, including at least 2-year experience in project management, real estate transactions, architecture/engineering, and/or construction/renovation management
B. Ability to read, analyze and interpret architectural and engineering plans
C. Commitment and tenacity are required to help deliver projects on schedule and within budget
D. Excellent written and verbal communication, with the ability to communicate clearly to diverse stakeholders and across a cross-functional project team
E. Organized and detail-oriented
F. Willingness to travel to job sites
G. Quick learner with a willingness to grow into a position with more leadership responsibility over time as more project management skills develop
H. Experience with Community Development Districts (CDD) a plus
III. EQUIPMENT OPERATED: Standard office and computer equipment
IV. WORKING CONDITIONS: Performs administrative duties in an office and field environment
V. SUPERVISORY CONTROL: Reports to the Vice President of Land Development
